Site analysis & massing
Walk the lot, study the orientation, light, slope, and views. Early massing sketches before we draw anything formal.
Floor plans & elevations
Full plans, elevations, and sections. Reviewed with you in person, iterated until the layout works for how you'll actually live in it.
3D walkthroughs
Lumion and SketchUp renders so you can walk the home, room by room, before a single block is laid.
Construction documents
Stamped drawings ready for permitting and for our crew, including details, sections, and finish schedules.
Permit coordination
Submitting and following through with local authorities so design and licensing happen in parallel, not in sequence.
Build handoff
Direct handoff to the construction crew, with the designer on call during the build for any clarifications.

Construction documents
Stamped drawings, permit submittal, and a clean handoff to the build team. Ready to break ground.
