How long does a typical build take on Roatán?
A ground-up home of 2,500–4,500 sq ft typically runs 12–18 months from contract to keys, including permits. Pools alone take 8–14 weeks. Renovations vary widely, a kitchen-and-bath remodel might be 6–10 weeks; a full interior rework, 4–6 months. Hurricane season (June–November) doesn't stop work but does affect scheduling for exterior phases.
How do payments work from abroad?
We accept international wires to a Honduran business account, USD or local. Most clients pay in milestones, typically 10% on signing, then 4–6 progress draws against documented completion. We provide an itemized invoice and photo evidence before each draw. No cash transactions, no off-the-books work. Full documentation for your country's tax records on request.
Do you work with my architect, or do you have one?
Both. We've completed projects with architects from the US, Canada, and Europe, including remote coordination via shared drawings and weekly video calls. We can also recommend two architectural partners on the island we've worked with for years, depending on the style and complexity of your project.
What permits and approvals do I need?
You'll need a municipal building permit and, for coastal properties, environmental approval through SENASA. We handle the entire permit package, plans, structural calcs, site plans, and submissions. Timeline is typically 4–10 weeks depending on the municipality. We don't start any physical work until permits are in hand.
Can I visit projects in progress before signing a contract?
Yes, and we recommend it. With client permission, we'll arrange site visits to one or two current projects so you can see the quality of finishes, talk to the crew, and ask questions. For previously completed homes, we'll connect you directly with past clients who've offered to be references.
What's included in your warranty?
One year on workmanship across the entire build, structural, finishes, electrical, plumbing. Manufacturer warranties on equipment (pool pumps, AC units, appliances) are honored separately and we coordinate any claims for you. Most foundation and structural defects show in the first 12 months on this climate; that's why we keep the warranty period focused there.
I'm not on the island yet. Can we still get started?
Yes, most of our clients begin remotely. We do video site walks, share land options through our local realtor partners, and run the early planning stages over email or WhatsApp. You usually need to be on-island for the contract signing and at least one design review, but everything else can happen from wherever you are.
